Peccioli House

400 years old restored farmhouse surrounded by vineyards and olive groves in a thousand acres estate.

The house is located on a hilltop at the end of a private dead-end road away from any noise and through traffic.

It is located 3 km (2 miles) outside the village on a hill at 260 meter altitude hence it enjoys cross ventilation.

The views are 360° unobstructed.

The house has South-West exposure.

It is conveniently located with respect to all highways and road to reach the center of Florence 20 minute drive and other historical towns 30 to 34 minutes drive to; Siena, Arezzo, Lucca, Pisa and many of the typical Chianti locations such as : San Gimignano, Certaldo, Volterra, Castellina in Chianti, Radda in Chianti and many others.

The house is completely wheelchair accessible.

It has central heating and a wood burning stove.

Kitchen

The kitchen is large and fully equipped with: 4 burner stove top, fridge, microwave oven, washing machine, dishwasher, American and Italian coffee maker, toaster oven and toaster, unlimited dishes, cooking utensils, table linens.

There is a living area with a double sofa bed which can accommodate one or two people.

A door opens directly to the garden.

Living Room

The living room is a very large room off the kitchen with arched windows and a door overlooking the garden.

It has a queen size sofa, chairs, television with satellite, armoire and a small table (this room becomes the second bedroom when needed).

Bedrooms

The master bedroom has the original stone walls and terra-cotta floors it is a very large room with a queen size bed and a single bed.

It has direct access to the bathroom.

The second bedroom is actually the living room which has a queen size sofa bed which can be open when needed. This room is full of light as it has 2 arched windows and direct access to the garden through a large arched door. In this room there is also a single child's bed.

Bathroom

The bathroom is large and has a tub with a shower hose .

It has 2 doors: one to the master bedroom and another one to the foyer.

Is wheelchair accessible, a tub seat can be added when needed for people in a wheelchair.

Garden

The garden is very large and has sprawling views of the countryside, it has a large pergolato for outdoor dining, a breakfast corner with table and chairs and a shady corner where to dine on hot days.

The house is available on a year-round basis, it has central heating and a wood burning stove (wood is free of charge).
The house is completely wheelchair accessible.

Weekly rates are based on double occupancy and vary according to the season.

High Season: July -September included
Mid Season : May and June
Low Season: October - April included

Kids under 10 do not pay extra. Additional adults and children over 10 year old pay a small weekly fee.

The rates includes: * cleaning before and after one week stay * cleaning and change of linens and towels during multiple week stay * wood for the barbeque and for the wood burning stove * paper supplies, laundry soap and cleaning supplies

There is a small weekly heating charge during the winter months.

Minimum length of stay 3 days, rental can start any day of the week, additional nights can be arranged.

Check in after 3:00 pm check-out by 10:30 am

A 50% non-refundable deposit will confirm your booking, the remaining 50% is due approximately 30 days prior to arrival.

We accept wire transfer, pay-pal, checks in US$ or Pound Sterling equivalent based on current exchange rates.

In case of cancelation after the rent has been paid in full a 25% or the rental will be applied to a new reservation.
